I sell about eighteen houses a year. I could sell more, and for a while I did, but the number that matters to a seller is not how many I close. It is how much attention theirs gets.
I have sold 214 homes since 2013, most of them in Martis Camp, Northstar, Incline Village and along the north shore. The majority closed before the listing ever went public, out of a standing buyer list I have kept and pruned for a decade. That is not a marketing line. It is the reason sellers here call me rather than a team: they do not have to keep the house open to strangers for three months to find out what it is worth.
I work alone. No assistants, no junior agents, no handoffs. The person who walks the property with you is the person who prices it, photographs it, writes it, negotiates it and sits at the table when it closes. That limits how much I can carry at once, which is the point.
Before real estate I spent six years in construction management, which is why I read a house the way an inspector does before I read it the way a buyer does. It has saved sellers more money in pre-emptive repairs than any pricing strategy I have used.
